B&B and small hotel marketing: a Google and booking site checklist
Guests compare a lot before they book a room. They look at the map, prices on several sites, room photos and recent reviews. A small property can't outspend the chains, but it can make sure every listing is complete, consistent and answered.

Where travelers find and book places to stay
- Google Maps and Google HotelsTravelers compare prices, photos and reviews in Google's hotel search, which shows booking links from connected partners and from your own site.
- Booking.comA major booking site across the US, UK, Ireland, Australia, NZ and Canada, where guest review scores shape how your property comes across.
- ExpediaA large US-based travel site whose listings also feed its sister brands such as Hotels.com.
- AirbnbGuests look here for B&B rooms and whole homes, and your public replies to reviews stay on your listing.
- VrboA whole-home rental site used by families and groups, especially in the US.
- TripadvisorTravelers read detailed reviews and traveler photos here when choosing between small properties.
- InstagramRoom, view and breakfast photos help guests picture the stay and find you by location.
What to check on your property's Google listing
- EligibilityHotels, inns, B&Bs and guesthouses with in-person service can have a Business Profile. Google lists individual vacation homes as ineligible; they appear on Google through vacation rental partners instead.
- The right categoryChoose "Bed & breakfast", "Guest house", "Inn", "Hotel" or "Motel" based on how you really operate.
- Hotel details and amenitiesFill in amenities such as Wi-Fi, parking, breakfast, pets and accessibility in the hotel details section. This needs a claimed and verified profile.
- No opening hoursGoogle doesn't let hotels edit hours because lodging is treated as open around the clock. Put check-in and check-out times on your website and booking channels.
- Booking links and pricesPrices and booking links on your profile come from Google's hotel booking links and ads. Ask your booking engine or channel manager whether your own website can appear there.
- Room photosUpload photos of each room type, the bathroom, breakfast, the outside and the view. Guests want to see what they will actually get.
- Description with locationExplain what is within walking distance and what makes the stay different, such as a farm breakfast or a quiet garden.
- Replies on every platformAnswer reviews on Google, Booking.com, Airbnb and Tripadvisor. Future guests read your replies as much as the reviews.
What not to do
- Don't offer late checkout, a discount or a refund in exchange for a good review; Google removes incentivized reviews, and booking sites have their own review rules.
- Don't add "Free Breakfast" or the town name to your business name unless it is on your sign; Google can suspend profiles for it.
- Don't create a Google Business Profile for a single vacation home; Google's eligibility rules exclude rental properties.

FAQ
Can my vacation rental have a Google Business Profile?
Google's guidelines list vacation homes as ineligible. Vacation rentals show on Google through vacation rental partners, such as booking platforms and property management software that connect to Google. A rental company with a staffed office can have a profile for that office.
Why can't I change my hotel's hours on Google?
Google treats hotels as open around the clock for guests, so the hours field isn't editable. Show check-in and check-out times on your website and booking sites instead.
What does KAEWOO's free checkup look at for a B&B?
You sign up and enter your property's name or Google Maps link. KAEWOO reads your Google listing, including photos, description, booking links and a recent sample of reviews with your replies, checks where you appear on Google Maps for your category, and compares you with top nearby properties. You get a score out of 100 and an action plan in priority order.
Does KAEWOO help with AI assistants like ChatGPT?
The higher plan also works on whether AI assistants such as ChatGPT and Gemini mention your property. No one can guarantee what an AI assistant says.
